Do you work on landmarked Brooklyn Heights brownstones?

Constantly. We route line sets discreetly, place condensers where they won't trigger an LPC violation, and warn you before doing anything visible from the street.

Can you service a prewar co-op without disturbing neighbors?

Yes — clean drop cloths, hallway protection, COI on file with the building, and we keep noise to working hours. We've worked Pierrepont and Montague co-ops for years.

What about Unico or SpacePak high-velocity systems?

We service them. They need different diagnostics than conventional ducted systems — small ducts, high static pressure, sound dampers — and we know where they typically fail.

How fast can you reach Brooklyn Heights?

Same-day on most calls. Brooklyn Heights is a short run from our base; the only delay is usually loading-zone access on Hicks or Henry.

Brooklyn Heights HVAC Context

What we see in Brooklyn Heights buildings

Brooklyn Heights is the city's first-designated historic district, so almost every exterior change — line sets, condenser placement — is regulated. The housing stock is mostly mid-1800s rowhouses, Greek Revival and Italianate brownstones, plus prewar elevator co-ops along Pierrepont Street, Montague Street, and Hicks Street. Central air is rare outside of full gut renos; most cooling is high-velocity ducted (Unico/SpacePak) or ductless mini-splits run discreetly down rear chases. Anchoring landmarks: the Brooklyn Heights Promenade, Cadman Plaza, and the Brooklyn Bridge approach at Old Fulton.

In Brooklyn Heights co-ops we see a lot of ductless heads that still cool but push out a musty smell every startup — rinsing the filter never reaches that, so those units get a mini split deep cleaning.

Common Calls

AC problems we see most often in Brooklyn Heights

Co-op board approval headaches on a mini-split install

We've done dozens of Brooklyn Heights co-op submissions — drawings, COIs, condenser locations the board will actually approve.

High-velocity ducted system underperforming

Unico and SpacePak systems in landmarked brownstones need static pressure checked at the air handler — most techs skip this and guess. We don't.

Prewar co-op cooling that died mid-summer

When a prewar Heights co-op loses cooling, we lay out properly sized ductless mini-split or high-velocity options and handle the board paperwork — drawings, COIs, and condenser placement.

Condensate leak threatening original plaster ceilings

Heights brownstones still have original lath-and-plaster on a lot of floors. We pull pumps and re-pitch drain pans before water gets to the medallion.
