Brooklyn HVAC Maintenance Plans

Two straightforward plans — Standard Care (annual) and Premium Care (2-year) — built for Brooklyn homes, brownstones, and multi-system properties. Priority scheduling when the weather turns. Lower running costs. Longer system life.

Why a Maintenance Plan Makes Sense in Brooklyn

Brooklyn buildings are hard on HVAC systems. Rooftop condensers in Park Slope and Cobble Hill take a beating from sun, salt-laden coastal air, and decades of soot from the BQE and the Gowanus. Brownstone cellars in Carroll Gardens and Bed-Stuy run damp and dusty, which clogs filters and blower wheels faster than the manufacturer ever planned for. Mini-split heads tucked into prewar co-ops on Pierrepont Street collect more lint than anyone realizes until the indoor coil freezes solid in July.

A maintenance plan is what catches all of that before it becomes a no-cooling call at 6 PM on the hottest day of the year. We come out on a schedule, do real work — not a 10-minute walkthrough — and write up exactly what we did and what to keep an eye on. When something does eventually need a repair, plan members get priority on the schedule and a discount on the work.

Two plans, no upsell pressure. Standard Care is a straightforward annual plan. Premium Care is a 2-year plan with the lowest per-year price, no after-hours surcharge on emergency calls, and the best math for homes with more than one system.

What's Included

Spring AC Tune-Up

Coil clean, refrigerant level check, capacitor test, condensate drain clear, blower amp draw — done before cooling season hits.

Fall Heating Tune-Up

Heat exchanger inspection, gas pressure check, flue and venting check, blower motor service, thermostat calibration — done before the first cold snap.

Priority Scheduling

When the heat wave or cold snap hits and the phones are ringing off the hook, plan members go to the front of the line.

Member Discount on Repairs

Plan members receive a discount on parts and labor on any repair work performed during the plan term — exact discount confirmed when you sign up.

Written System Reports

After every visit you get a plain-English summary of what we checked, what we found, and what to keep an eye on.

Covers Most Brooklyn Systems

Furnaces, heat pumps, condensers, boilers, and ductless mini-splits — the systems we see across Brooklyn brownstones, co-ops, and walkups.

Two Plans, Real Pricing

Pricing is per system per year. Add additional systems at the discounted rate shown. Premium Care is the better value for multi-system homes and anyone who wants to lock in pricing for two years.

Mini-Split Pricing Rule

A mini-split system with 1 or 2 indoor heads counts as one covered system at standard plan pricing.

For systems with 3 or more heads, each additional head beyond the first 2 is covered at a discounted plan-member rate of $50 per head per year (vs. $75 per head for non-members).

Example: a 4-zone mini-split is the system price plus $100/year for the two additional heads.

What a Real Tune-Up Looks Like

Industry-standard checklists, performed in full on every plan visit. No corner-cutting, no "looks fine."

Spring AC Visit

  • Outdoor and indoor coil clean
  • Refrigerant level and pressure check
  • Capacitor and contactor test under load
  • Condensate drain clear and float-switch test
  • Blower motor amp draw and bearing check
  • Thermostat operation and temperature split verification

Fall Heating Visit

  • Heat exchanger visual inspection (cracks, corrosion)
  • Gas pressure check at the manifold
  • Flue and venting inspection for safe draft
  • Blower motor service and filter replacement
  • Thermostat calibration and zone-call verification
  • Combustion analysis on furnace tune-ups

Why It's Worth It

Longer system life

Maintained AC and heating systems routinely outlast neglected ones by 5–8 years. Coils stay clean, motors stay lubricated, and small problems get caught before they wreck major components.

Lower utility bills

A clean coil and the right refrigerant charge can cut cooling costs by 10–20% versus a system that's never been serviced. Same idea on the heating side.

Fewer surprise breakdowns

Most no-cooling and no-heat calls we run started as small issues months earlier — a weak capacitor, a clogged drain, a slow refrigerant leak. Tune-ups catch those.

Reviews

What Brooklyn Says

4.9 stars from 200+ verified reviews across Google, Yelp, Thumbtack, HomeAdvisor.

Picked up. Showed up. Fixed it.

"My AC stopped working as a heat wave started. Ben picked up the phone when I called, gave me a realistic assessment of his availability, arrived when he said he would, was straightforward about the cost — and then did a tremendous job."

Justin V., Park Slope · June 2025

New furnace for the cost of a cleaning

"I called Brownstone for a second opinion after my heat stopped working during deep freeze. The first company wanted to charge a high price to dismantle and clean my system. Ben offered a much better option — for the same price, he installed a brand new furnace and motor."

Jonathan B., Cobble Hill · February 2026

Reliable, quick, gets to the issue

"Ben has been helping me with my many AC needs for the past few years. He is very reliable, has always found the issue quickly, and has been able to solve it."

Arturo M., Bed-Stuy · September 2024

Maintenance Plan FAQs

What's covered by the maintenance plan?+

Plans cover the standard preventive maintenance for furnaces, heat pumps, condensers, boilers, and ductless mini-splits. Standard Care includes one tune-up per system per year. Premium Care includes two tune-ups over the two-year term. Plan members also get priority scheduling and a discount on parts and labor for any repair work performed during the plan term.

How does pricing work for multiple systems?+

Standard Care is $225/year for the first system and $175/year for each additional system. Premium Care is $200/year for the first system ($400 total over two years) and $165/year for each additional system ($330 each over two years). Premium is the better value if you have more than one system or want to lock pricing in.

How do mini-splits count?+

A mini-split with 1 or 2 indoor heads counts as one covered system at standard plan pricing. For systems with 3 or more heads, each additional head beyond the first 2 is covered at a discounted plan-member rate of $50 per head per year (vs. $75 per head for non-members). Example: a 4-zone mini-split is the system price plus $100/year for the two extra heads.

What's actually done at a tune-up?+

Spring AC visit: coil clean, refrigerant check, capacitor test, condensate drain clear, blower amp draw. Fall heating visit: heat exchanger inspection, gas pressure check, flue/venting check, blower motor service, thermostat calibration. Real tasks performed on every visit — not a 5-minute walkthrough.

Do plan members really get priority scheduling?+

Yes. When the first heat wave hits in July or the first hard freeze hits in December and we're triple-booked, plan members go to the front of the line. That alone is worth the plan to most customers.

What's the discount on repairs?+

Plan members receive a discount on parts and labor on any repair work performed during the plan term. The exact discount is confirmed when you sign up.

Are after-hours calls covered?+

Premium Care members are not charged the after-hours premium for off-hours emergency service. Standard Care members still get priority but pay the normal after-hours rate.

How do I cancel?+

Plans can be cancelled at any point in the term. If a cancellation comes in within 24 hours of a scheduled service visit, a 50% service fee applies to cover the reserved appointment slot.
