Prospect Heights is a small, dense neighborhood with one of the most consistent housing stocks in Brooklyn — 4-story brownstones and limestones built between 1880 and 1910 along Sterling, St. Marks, and Park Place, almost all of it inside the Prospect Heights Historic District. Mix in prewar co-ops along Eastern Parkway and a wave of new condo construction around Atlantic Yards and Pacific Park, and you've got the full range of HVAC retrofits in one square mile. Most central air here is shoehorned into renovations, mini-splits get added one zone at a time, and rooftop condensers run long line sets down brownstone chases. We see a lot of Mitsubishi, Fujitsu, Daikin, and LG multi-zone systems installed during the last decade of renovations — some commissioned properly, many running on factory defaults. Most co-op and condo buildings here require a Certificate of Insurance before any work and we issue COIs ahead of time so the building manager doesn't hold things up.
